The body corporate may also choose to make improvements to the common property.

The committee may authorise improvements to the common property, if the cost of the improvement is not more than $300.00 multiplied by the number of lots in the scheme (basic improvements limit).

Where the improvement is more than the basic improvements limit but not more than $2,000.00 multiplied by the number of lots in the scheme an ordinary resolution is required (ordinary resolution improvements range). A motion of this type may only be authorised one in any financial year.

A specific resolution is required where the cost of the improvement is higher then the ordinary resolution limit, or if the body corporate has already authorised an improvement ordinary resolution in the same financial year (Body Corporate and Community Management Act Section 163(1)(d) and (3) Standard Module).
