There are many combinations and permutations available for the application of community title to flat land subdivisions. Flexibility is available from –

  • The right to create by-laws tailored to the developer’s vision for the community and the needs of the land.
  • The ability to establish site-specific architectural and landscaping codes that  run with the land.
  • The ability for the body corporate to enter into various service contracts to meet the environmental needs for the land and the service demands from the residents. For example, the caretaking contract may require the lawns in the public open space area to be slashed once per month. Alternatively it may specify that weekly hand mowing is necessary.
  • The ability to title the land in different ways.  Areas of land can become public open space, community open space, or part of the freehold of a particular owner.
