Benefits stem from having a micro-managed legislation system for the land.

Environmental management

Environmental management is a key driver in the implementation of community title. Examples of environmental management initiatives that may be operated through a community management structure include –

  • Water management systems
  • Swale drains and storm water retention basins
  • Grey water treatment
  • Electricity generation through wind and sun
  • Community gardens
  • Environmental management plans for areas of key environmental sensitivity (e.g. Koala/ and nature animal habitats, rare and protected three species).

The model for these initiatives is –

  • They may require infrastructure for their operation
  • The infrastructure is shared across a number of lots, and is not contained solely within one owner’s piece of land.
  • They may require specialized knowledge in order to implement and manage them.
  • There is a sharing of resources and efforts between the residents that participate.

Without people coming together through community management, the model does not work. An example is a rainwater collection system, where the rainwater is stored centrally, and then used by the community to water the community fruit garden or top up the community pool.
