The community title scheme management structure is social infrastructure. Social advantages flow because –

  • The community title scheme allows for the creation of a collective culture. It is the vehicle by which residents can identify with other land owners around them. i.e. All the residents in the community belong to, and are members of, the body corporate entity.  This is a complement to the “sense of place” which designers of physical infrastructure establish through creation of key physical landmarks, like a lake.
  • The community title scheme provides an opportunity for people to interact with each other.  This is a modern day application of the feudal village. There is an obligation on the body corporate to hold regular meetings. These meetings are a forum that can harness community self interest. The meetings initiate dialogue between residents, and community champions emerge. The meetings will facilitate the establishment and subsequent achievement of community goals. The body corporate can promote and also financially support achieving the goals.
