In Queensland, due to a peculiarity in the method of land valuation for local authority rating purposes, the rates applicable to lots in a community titles scheme are substantially lower than the rates that attach to a standard freehold flat land block.  This is a windfall for the owners of the land. However, some Council’s believe that they are missing out on the appropriate rate revenue.

Emergence of a powerful lobby group

The group of voters that live in a large flat land community title scheme could be a significant factor in the election of a local councillor.  This group of voters could, through their body corporate, be channelled to vote for a particular candidate who is perceived to be sympathetic to the needs of the community.

Class differences

Some councils have expressed concern about the socio-economic differences between residents of new large flat land communities, and the pre-existing residents who surround that community. There is generally a resistance to the establishment of gated communities.  These communities have been called ghettos for the rich.
