While generally the scheme land must be a contiguous area of land, it is not compulsory (Land Titles Act Section 115H).  A public road or even a watercourse (under Land Titles Act Section 54) may run through the proposed scheme land. Moreover, a scheme may be created over non-contiguous land if all the original lots in the subdivision are created on a single plan or if the Registrar of Titles is of the opinion that the proposed scheme land, while not contiguous, may be effectively and efficiently administered together.
