A general meeting can be held only once a notice has been sent to all owners. There must be 21 days notice, not including time to allow for delivery of mail (Standard Module Section 74). Any member of the committee may call the meeting, provided they are authorised to do so by the committee (Standard Module Section 65). The notice, which contains all motions, should be posted to each owner’s nominated address for service allowing sufficient time before the day of the meeting to ensure all owners receive 21 days clear notice. The notice may also be delivered personally, for instance by handing it to the owner (Standard Module Section 70 (1)). Except where all the lots are owned by the one entity (as is the case for the developer / original owner prior to the first settlements) it is not possible to call and hold a meeting any sooner than the statutory period, which is 21 clear days.
