If during the course of a year issues arise which must be considered at a general meeting, and the matter should be decided before the next annual general meeting, it is possible to call an extraordinary general meeting. The committee or secretary may call the meeting.

If an owner has a matter which that owner considers should go to a general meeting before the annual general meeting, and that owner cannot persuade the committee to agree to calling the meeting, that owner may force a general meeting to be convened by submitting a request signed by the owners of at least 25% of all lots in the scheme.

Should you as an owner wish to force a general meeting it is wise to have your solicitor draft the request form for the owners supporting the request to sign. This will avoid the request being ruled out of order on the basis that it is technically flawed.

 Once the request for a general meeting is handed to the Secretary, they must call the meeting within 14 days and the meeting must be held no later than six weeks from when the request is received.
