A community titles scheme is the lots and common property that make up your body corporate.

The formation of a community titles scheme of a land development means that a body corporate is created, like in a unit development. The body corporate has by-laws (and often architectural and landscaping codes) that occupants must abide by. It has a duly elected Committee who meet on a regular basis to run the affairs of the Body Corporate for the benefit of all owners.

The purpose of the body corporate is to look after the community areas (like the parks and gardens) and provide for management of the neighbourhood. It is the perfect system to protect a housing investment, as the standards of the landscaping in gardens and public areas, as well as structural issues like building design and building materials, are set out for everybody.

In a normal residential sub-division these major issues are left to the local authority, with owners having virtually no input to their own neighbourhood. Community Title is a system that continues in perpetuity even after the development company’s involvement is complete. It continues the legacy of a high standard community that the developer planned and constructed, well into the future. They also become the main marketing tool for the development of future land subdivisions.
