Often committees and resident managers need to temper their expectations of one another. Unfortunately, not every resident manager is a good resident manager, just like not every committee member is a good committee member.
Every resident manager has a different skill set, different experiences, different temperament, and different goals and expectations for their time as the resident manager of your building. However, as a service contractor, the committee is entitled to expect the resident manager to perform to a high commercial standard the duties prescribed in the management agreement. Failure to perform to the commercial standard is a breach of contract by the resident manager.
Communication between the Resident Manger and the Committee appointed representative are essential to the management of the building. Regular meetings and walk arounds of the property identify areas for both the Committee and the Resident Manager that need attention or discussion at the committee meetings and gives both partys the opportunity to plan and prepare the management and maintenance of the common property.
